Phase 1: Elehvator acquires land and forest areas, primarily in the surroundings of the Kuusamo-Taivalkoski region, focusing on areas around Elehvänvaara. The selection focuses on geographical unity, local knowledge and manageability, harvesting maturity or development potential, as well as hunting, fishing, and nature values.
Phase 2: Forest utilization and value realization. The most productive sites are harvested from the forests in a planned and sustainable manner. The harvesting revenues form the cash flow and financing base for the initial phase of investment activities.
Phase 3: Investing the revenues in the capital markets. Forest revenues are invested in selected shares and investment funds. The investment targets are a mix of growth companies outperforming the market, stable, dividend-paying blue chips for stability, as well as Nordic and global funds that offer diversification and liquidity.
Phase 4: Leverage and reinvestment. The proceeds and collateral values are used to acquire new land and forest assets. This creates a continuous cycle, we call the Elevator Effect: Land generates forest → Forest generates money → Money generates more land.
